But if you want to be in the middle of the action, Avendale Village, Terramor Village, and Covenant Hills give you the easiest walk to a clubhouse pool, a splash park, and a playground.

Avendale Village: The Heart of the Action

Avendale is the center of Ladera Ranch life. The Avendale Village Clubhouse has a Junior Olympic pool, a wader pool for the little ones, and a splash park. Founders Park, the largest park in Ladera Ranch at 12 acres, sits right here on Avendale Blvd with an inclusive playground, sand volleyball, and BBQ areas. If you want to walk to the most amenities, this is the village I point families to first.


Terramor Village: Best for Water Park and Sports Families


Terramor is built around recreation. This is home to Terramor Aquatic Park, the community water park, with a shallow beach-entry pool, a giant water bucket, and a two-story play structure. Terramor also has a 14,000 square foot skate park. If your kids live in the pool all summer or play sports, Terramor is a strong fit.


Covenant Hills: Gated, with Its Own Clubhouse and Pool


Covenant Hills is the only gated village in Ladera Ranch. It has its own clubhouse with a recreational pool, a wading pool, and a splash park. The homes here tend to be larger and sit at a higher price point. If you want a private feel with amenities inside the gates, this is the one. Yes, you still get to use the Covenant Hills pool without living In the gates. The master HOA gets you access to this pool too.


Oak Knoll Village: The Original, with Lap and Rec Pools


Oak Knoll was the first village in Ladera Ranch. Its clubhouse has both a recreation pool and a lap pool that are heated year round. If you are a morning swimmer or want that established, settled feel on the north end of the community, take a look here.


Flintridge, Wycliffe, Bridgepark, Echo Ridge, and Township: Pocket Parks and Plunge Pools


Do not count these out. They may not have the big clubhouses, but they are woven through with pocket parks, greenbelts, and plunge pools. Ladera Ranch has around 18 community parks and a network of trails that connect all the way to Doheny Beach. In these villages you are often steps from a quiet park, and a short drive or bike ride from the bigger pools.
